What is Zoning?
Zoning entails the regulation of land uses and buildings in three ways:- Controlling what a given parcel of land or district may be used for
- Regulating the form a building can take: how high it can be, how big, how close to the property line, etc.
- What type of supporting infrastructure and amenities must be provided: how many parking spaces, driveways or sidewalks; the amount and type of landscaping; the provision of adequate and efficient water and sewer lines; etc.

The City of Aventura adopted its own Land Development Regulations (LDRs) in July 1999, which contain procedures, regulations and standards for all development and use of land and water in the City. The newly adopted LDRs serve as the primary tool used to implement the goals and objectives of the City's Comprehensive Plan. To view the City's LDRs, visit www.municode.com.
Is My Home or Business in a Flood Zone?
Most areas within the City have been designated "Special Flood Hazard Areas" by the Federal Emergency Management Agency (FEMA). Federal law requires the purchase of flood insurance if your home is located in one of these areas. The City can review the Flood Insurance Rate Map (FIRM) prepared by FEMA to determine if your property is located in a Special Flood Hazard Area for insurance purposes.
